A Property Manager looks after rental property for the owner, and performing such duties as authorised by the owner. These duties may include finding new tenants, checking that rentals are paid on time, dealing with tenants in arrears within the framework of the law (Residential Tenancies Act 1986), arranging and overseeing maintenance and improvement work, authorising and paying suppliers accounts, holding and dispersing rental funds to the owner. In short, a Property Manager performs almost all the duties that an owner might undertake.

There are as many reasons to appoint a Property Manager as there are owners of rental property. Some may be:

  • Maximise the returns from rental property
  • Minimise your stress in dealing with tenants
  • Give yourself more time for the things that are important to you
  • Improve the quality of the tenants living in your property
  • Give the tenants in your properties a better renting experience without effort
  • Know that any rent arrears will be tackled promptly and efficiently
  • Know that all dealings with your tenant are fully compliant with the relevant law
  • Secure tenants as quickly as possible to reduce vacant property
  • Have maintenance matters overseen to proper completion
  • Having all the bookwork associated with your rental property promptly provided to you
  • Distance from property makes self management impossible
  • No desire to deal with tenants
  • Going overseas for more than 21 days (New requirement of Residential Tenancies Act)

There are many people and organisations providing some or all of the services of a Property Manager. It can be daunting to select who should look after what may be one of your largest assets.
